Hi guys! You also have fingerprint fees to apply for your license which is around $50. You will have fees to join & usually to keep your license active with a sponsoring broker which vary wildly (I can tell you about mine if you want to reach out). If you want MLS access, you will need to join the local association of realtors where your broker is a member. For example, new member for Baldwin Co Association of Realtors (BCAR) has one-time fees of approximately $570 plus approximately $700 per year depending on which month you join, so you could be looking at $1200+ if you join in January. And of course, you will have post-licensing education that you need to maintain. Your broker may require that you participate in mandatory meetings & training, so that is something to consider as well. And that is just to get you started! It is a great goal, but definitely not for the faint of heart! Happy to help in any way I can!

I see some good looks here, but designers are saying gray is on the way out!  Been overdone, so on your next project, I would consider swinging back to the warmer tones.  We use SW Softer Tan.  It's always been a hit & that is what they are seeing as the comeback tone!

 I wish I could have bought in 2009. I have a unit at Tidewater OB and Lighthouse GS.

I live in Orange Beach AL & happy to help in any way I can! The new STR restriction only applies to the single family home areas, not condos. I know some of the condos are being rented thru Air bnb. Just need to be mindful of any rental restrictions for any condos i.e. 3 night minimum. PM me for any additional questions!

Hi George.  Fairly new to Bigger Pockets, so just stumbled across your post.  My husband & I have actually owned a rental condo in Orange Beach for over 9 years and were very pleased with the results.  So much so, that it actually enabled us to relocate to Orange Beach earlier this year.  And bought another short term rental property in same complex. Would love to share our experience with you.  Also have a great property management firm that we can share with you if you are still interested in learning more!

It’s Caribe Resort in Orange Beach AL.  I did the same thing as original poster.  Bought unit at low end of market in 2009 & was able to pay it down through short term rentals to move down to the unit last year.  Bought another unit last year which is in short term rentals now.  Great rental complex!
