I just checked her out on public record and OMG she takes everyone to court lol she is not a well balanced person... I pray she leaves on the 20th and takes everything with her

that' what I'm thinking... I'm going to have her sign a termination letter and I'm going to start the process of eviction on him or abandonment of property... also... she supposedly also included the efficiency address for him to stay away becuase she has a restraining order on him... 

I checked online and he is I believe living in a  Detention center with a GPS brace on...

No my lease does not say it' an efficiency... just has the address... I do not live in the property... the other part of the house is currently being remodeled...

It' not being affriad... it's not wanting to create problems I don't need for $900... if she reports me that I have an illegal efficiency... all that is going to happen is I get a violation and I have to pay a fee of around $500 and place the door back... it's nothing crazy... I just don't want to be stuck with crazy people living in the house and not paying rent... regardless... I'm most likely going to have to evict them both and spend money I did not want to spend to do things the correct way... the room was an office of mine that I would use and since I was not using it I figured I would rent it out and make some extra money... they only wanted it for 6 months... 

Like I said I don' want problems... I just want them out... I don'twant to get stuck with the boyfriend coming out of jail and him claiming his efficiency since he never terminated the contract himself

in the state of Florida you have to make an efficiency legal if it has a full kitchen including a stove.. but the room I rented is just a room with bathroom and closet and has a privacy entrance to the backyard... I closed the door to the main house to provide them with privacy... if the door would have been there it would have not been illegal... since its illegal the contract might not hold up in court... but since they do live there I would still need to evict them...

If she leave on her own do I still need to evict her? And if he is in jail and can not pay rent does he still have authority to live there.. ?

I'm going to wait for the 20th... see if he pays somehow the rent or not... after that I'm just going to start the eviction process to evict them both from the property for non payment and for property abandonment... he is in jail and she moved out... I know the efficiency is illegal but in the state of Florida I would still need to evict them... I don't have to give her the deposit back... my contract states if they terminate the lease they have a penalty of $900... also who knows if he gave her 50% of the deposit and he would want his share back... 

I don't like how she threatened me either.. she told me to take her to court... 

What would you all do if you were in this situation

The lease is under both their names... the unit is illegal since it does not have a door going from the inside of the house to the efficiency... that' the only thing that makes it illegal... but I'm just worried becuase the boyfriend is in jail and I don't know when he is coming out and may want to move in the efficiency since he is entitled to it until the 20th when the rent it due... if they don' pay on the 20th and no one shows up... I think it is abandonment of the unit? I may have to go to the court and file some type of paperwork for them leaving the property... 

They were also recommnded by a friend of mine... :( 

I know I don' have to give the deposit back... but $900 is nothing to me... especially if she really need it to get away from her boyfriend... I just want my property left with nothing inside and my keys back... these people are crazy!!!

I need some advice...

I have a tenant who wants to terminate the contract after just a couple weeks living in the unit becuase her boyfriend became abusive and put her in the hospital... she has no job and can not pay rent... he is in jail and can not pay rent either...  

She asked me to give her the deposit back (which I don't mind doing) however... I told her to move everything from the unit out and leave it as I gave it to her and I will give her the deposit back... 

I went yesterday because I see no one is living in the unit... I knocked and no one opens the door... I looked in the window and saw all her boyfriends stuff in the unit... 

What should I do? I know she has until this Friday to move everything out but I have a feeling she will be leaving all her boyfriends stuff in there... 

I have a clause in the contract that says if they abandoned the unit I can throw away everything... but I want to make sure I do it the right way becuase I don' want this to come back biting me... 

I don't want problems... she has threatened me saying she will take me to court becuase my efficiecy is illegal and she wants her deposit back...  also in my contract I put early termination will result in a $900 fee and it was a 6 month contract... any advice will help

How about the locks they took off the doors??? I had to replace that? 

The locksmith had to go because they changed the locks and my keys were not working... and on top of that they broke a key in the lock on purpose?
