Sorry I took so long... when we evicted the tenants it was not based on paying a month late... it was a lease month to month termination... I had given them 15 days to move out but they did not think they had to and were trying to fight to stay... I had my lawyer handle the eviction process... 

I am writing out all the damages to the property and my contractor is going to give me a receipt... the damages will contain the locksmith cost for changing the locks because they did not give me the keys and they broke a key in the back door lock... the waste removal, the repainting of one room that was painted black and one wall in the dinning room I have to paint because they painted it orange... I'm charging them for new pantry doors that they took off the hinges, the closet door because it's broken, the installation of the lights that they removed, a fan they took with them, the side locks of the patio they removed... some switch covers they removed... a new front door they were supposed to install because a firefighter had to pry open because her mom fell and could not get up... I'm chargi my them for all the binds in the house because they are filthy and were never cleaned... and lots more... these tenants were so dirty!!! They even took the pole from the closet???? 

I will text them back asking them for thier new address and will send the letter certified mail to there and to my house where they were living just in case... I want to have proof of everything... 

I got a question... does text messages count as evidence in front of a judge?

Wanted to ask a question... I had to evict sone tenants because they got used to paying at the end of the month and then it would be paid at the beginning of the prior month... I never charged a late fee (I know it was my fault for not charging) but I asked them to gradually start paying on time again and they simply said they could not... and on top of that I raised the rent and they saID they would not pay the increase until the property was updated... so I decided to evict them... the problem is... they say they are owed their deposit and their last month rent... they claim that they were paying on time (I have text messages showing they were paying late) and that they want their security deposit back (the house was in horrible conditions when we got it back) to start off... the front door was supposed to be replaced by them because a fireman had to break in because her mom fell and could not get up... then when they were evicted they left a 20 feet by 5 feet high pile of junk outside the yard... they took the locks off the side doors and a door inside my master room, they took a fan from the family room... they took some of the light sockets, they never repainted a black wall in the bedrooms and an orange one in the family room, they took the door off the pantry (not to mention it's literally black of how dirty it was) the new shower I made is now black!!!! Thetr was dog pee all over the tile floor ... it was so old it was gunky and sticky...These people never cleaned! I had to throw the oven range away, the refrigerator is being thrown away and the grass has not been cut in at least 2 month.. my lawn guy charged me i believe $150 to cut the grass and throw out some old branches.. . and much, much more... since I had to evict them... can I take the cost of the eviction from the deposit too? I mean. I think I am going to have to sue them for so much stuff and they are here claiming their deposit and last month rent??? Wtf is wrong with these people??? They told the judge that they were on time but I have text messages showing they were not... that they were paying a month late... what would you guys do? I'm going to write everything out on paper and send them with pictures proof of the damages and the screen shots of how they were paying late... do you think that would be enough to get them off my back?  Please i would love to hear your advice...

This is an amazing story! God bless him! I pray my kids will have the same drive as your son! My kids are toddlers right now but my husband and I work our deals in front of them hoping they will one day understand what we do and work so hard for... Congratulations! You have definitely put some tears in my eyes for such an amazing moment you have shared with your boy! Keep it up and I agree with the above statement... you should definitely make a book... I believe it will motive other children and young adults!
