Thanks for reaching out — I really appreciate that. Unfortunately, I can’t make it to tonight’s meeting, but I’d love to attend in the future. Could you please share the details of the group (location, frequency, sign-up, etc.) so I can stay in the loop?

Post: Title: New Investor in Detroit – Preparing for License & Focused on BRRRR

Hi BiggerPockets Community,

My name is Clarence, and I’m new to real estate investing. Right now, I’m preparing to get my Michigan real estate license and in the process of starting my own company, Home Sweet Homes Realty.

My main focus will be the BRRRR strategy here in Detroit. I’ve already identified a few properties that look like strong candidates, and I’m working on building the right foundation to scale my portfolio the right way.

I’m looking to connect with:

  • Experienced investors who know the Detroit market well
  • Private lenders / hard money lenders who work with new investors (including those without a long track record)
  • Contractors, property managers, and agents who understand rental-grade rehabs and BRRRR-friendly deals
  • Potential partners who are open to networking and sharing insights

I know I’m just getting started, but I’m eager to learn and grow alongside the right team. If you’ve got advice, connections, or resources that can help someone new structure their deals correctly, I’d love to hear from you.

Thanks in advance, and I look forward to learning and contributing here.

Thanks for the warm welcome! That’s exactly what I’m working toward now — getting licensed while building out my BRRRR portfolio here in Detroit. It’s encouraging to hear that having your license helped you early on and that you were able to grow using the same strategy I’m focused on. I’d definitely appreciate any guidance or insight you’re open to sharing, especially around your first few deals and how you structured things.

Hi Drew,

Thanks for connecting! I’m new to real estate here in Metro Detroit, currently preparing for my license and starting to build my own company. I’m focusing on the BRRRR strategy and looking to connect with experienced professionals in the area.

I’d love to learn more about what you’re working on and explore how we might be able to support each other’s goals.

Best,

Clarence

Hi everyone,

My name is Clarence, and I’m based in Metro Detroit. I’m currently preparing for my Michigan real estate license and in the early stages of building my own real estate company. My long-term goal is to focus on rental properties, using strategies like BRRRR, while continuing to learn as much as I can along the way.

Right now, I’m focused on building knowledge, growing my network, and connecting with other investors who have experience in the Detroit market. I’d love to hear from those of you who have worked in this area—what strategies have you found most effective here, and what lessons have you learned?

I’m looking forward to contributing to the community, sharing my progress, and learning from all of you.

Thanks for having me here!

@Drew Sygit

Hello,

That’s impressive—30+ years in Metro Detroit is a huge advantage, and I’d definitely be interested in learning more about the color-coded property class system you’ve put together. Having a clear breakdown by property class could really help me as I’m getting started with the BRRRR strategy here.

Do you have a sample or overview you could share? I’d love to review it and better understand how you approach analyzing neighborhoods and properties in the area.

Best regards,

Clarence Benson

Hello,

Thank you for the warm welcome and for pointing me toward the Metro Detroit real estate investor group on Facebook. I’ll definitely check it out and start getting involved in some of the local meetups—you’re right, connecting with experienced investors in the area will be a big help as I get started.

I’d love to connect further and learn more about your experience in Metro Detroit real estate as well.

Best regards,

Clarence Benson

Hello,

Thank you for reaching out and for the warm welcome! I appreciate your insight on DSCR loans—this sounds like an effective strategy for building a rental portfolio. I’m very interested in learning more about how these loans work, including qualification requirements and typical terms.

Since you’re not licensed in Michigan, I would be grateful if you could put me in touch with your colleague who is. I’d love to discuss my goals and see if a DSCR loan would be a good fit for my current project.

Thank you again for your offer of assistance. I look forward to hearing from you soon!

Thank you so much for the advice — I really appreciate it! I’m currently preparing for my Michigan real estate license and building out my foundation with the BRRRR strategy, so meeting other local investors is definitely the next step for me.

I’ll start checking Meetup.com, Facebook groups, and Eventbrite for local real estate investing events in Michigan. Getting on wholesalers’ buyers lists and learning local deal flow sounds like exactly what I need right now.

I’m looking forward to connecting with more people in the community and building the right relationships before jumping into my first deal.

Thanks again for pointing me in the right direction!

Best regards,

Clarence Henry Benson
