Hi @Dan Carlini, I'm sorry to hear that. I've met people who bought and sold one or two properties and didn't find a good Broker until the third deal, but never five! If you would @Steve Stein would ever like to experience the knowledge and experience a quality Broker can offer (without asking you to become clients), please let me know.

Hi @Dan Carlini, yours is a great question, which some of my students and clients also ask. Though you may be able to get access to GeoWarehouse or other industry tools, access to information is not the golden key to succeeding in Real Estate investing. Unless you live and breathe Real Estate every day, for years and years, your interpretation of the data, and your knowledge of all the hundreds of little tips, tricks, ans shortcuts which accumulate over the year, simply cannot compare to a full time Broker who embraces his calling in Real Estate. Most people I know who decided to pay for access still came back to me with questions, and eventually decided it was cheaper and more efficient to work with a knowledgeable and responsive Real Estate Broker.

Don't take this as me being protectionist as many Realtors are of the Real Estate systems we use - to the contrary - I think that quality Brokers will be in even more demand if consumers are allow more access to information than they current have.

Hi @Priya Ramanathan, keep in mind that a 4% cap rate property with very low rentals, is a great opportunity if you can figure out how to get the low rent tenants out, and increase the rents. The going-in cap rate is only one factor to consider.
