Hi @Carolyn Guertin, I agree with much of what @Eric Delcol wrote. Happy to chat with you about the pros of renting it out versus selling. There are tax implications to keep in mind, as Eric said, but other factors, such as whether you feel the market is peaking or not, and who will service the property and tenants' needs if you rent out the house.

Hi @Tia Terrena, I did several interviews today about the provincial government's "measures" for the Real Estate market, and my thoughts are that very few are going to have any real impact. The 15% will affect, in my opinion, way fewer than 1% of buyers in the Greater Toronto Area. Residential landlords were targeted today, since all properties, irrespective of when they were built, will have a form of rental control applied - this will still have little effect, since rental vacancy rates are so low that landlords will jack rental rates between tenancies. Hi @Roy N., I've heard this approach bandied around a few times over the years in Canada, but don't know anyone who has done it. I've reached out to a good Real Estate accountant for his feedback. Many older commercial property owners in Canada end up selling to REITs since the tax structure is so advantageous - hard for non-REIT entities to compete to buy the properties because of that.
