@Doug Pretorius can't you go and view the Assessment Rolls and see the owner of the property? We can do that in the Greater Toronto Area, so I'd be surprised if you can't where you are. Also, any Realtor should be able to look up a property for you in systems we have access to, and find the name of the current property owner.

Hi @Nick Ovington:

1- Definitely work with an independent mortgage agent.

2- Can't have your cake and eat it too.... if 100% of the purchase price is financed, yes, you'll have a hard time cash flowing positive.

3- As a tenant/buyer, or an investor?

4- Yes, depending on what your time is worth. You'll never learn a lot if someone else is managing your properties, though.

My understanding, in Ontario, is that skip transfers are not possible without paying all the fees and taxes, twice. Why would you not just assign the deal, @Parker Mott?

@Roy N., my understanding is that the Vancouver Realtors who were really up to shady stuff, were assigning deals which had been entered into in bad faith, and without full disclosure to the sellers, than: 1- The Realtor stood to benefit in excess of his/her commission; 2- The Seller had the right (and should have been encouraged) to have his/her own Real Estate representation before entering into a deal.

@Amadeus Hladun, I'm not sure what you're looking to achieve, so not sure which direction to point you in. In Ontario, Realtors have access to the Land Registry System (usually a few hundred searches per year are included with their membership to their local Real Estate Board). I actually pay quite a bit to get more than 6,000 look-ups per year. If you just want to know who owns the property, in Ontario, you go to your city hall, walk into the Assessment Rolls office, sit at a free, unlocked, computer terminal, and put in the address you want to search. You'll get the owner's name(s), and the address the property tax bills are sent to (which is valuable, if the property is tenanted and the owners want to receive the tax bills directly).
