Jasmine I would also be interested in your story and contacts. Thanks Claude

Hi BP community,

I have been on the site for a while, mostly studying and reading. I am looking at doing my first deal. It is a duplex with two tenants.

The financials are below. Everything looks good to me. I am looking for others to poke holes or provide guidance on things I have missed or should be looking for. I am not expecting appreciation, I am actually expecting the entire market to tank (I am an active stock/finance investor) due to many things aligning or making the news that no one is seeing yet (2008 dejavu again). Right now I am just looking for cash flow (there will always be renters even if the market/valuations drop).

I do have some ?s on the early rents as to why they were varied and am awaiting a response.

Thanks,

Claude

Matt would love the details
Thank you for the feedback. This is the typical cost in expensive California cities near colleges where there is a lack of housing rentals. Houses around here are 700-1M for three bedrooms that rent out at 900-1000/bedroom. I appreciate the input and will keep scouring for a deal close to home...worried to go out of state without a partner or mentor.
HI BP fellows, Been reading and listening to podcasts. I am looking to pull the trigger on my first property and wanted to get feedback on the numbers from those who know. 2 bedroom 1.5 bath condo near college campus where vacancies are low. Price 281k Taxes 3200 HOA 200 a month Current rented for 1600/month till June but with some paint and cosmetic work could be rented for 1800-2k like others in area. Looking for guidance on how to value investment. Right now based on calc and tools I see that I would just cover mortgage, taxes and insurance. Claude
