You’ll have to look for deals a different way than the mls or craigslist to find motivated sellers at a high cap rate. Market-discount =a deal. In any market. Just decide that discount you need.

If it’s a long term rental, make sure and keep a record of the paint and finish. You’ll end up doing touch ups over tune so you don’t want it to be a specialty color. Going with something neutral and not white makes your place feel more stylish for the same price. I’d also stick with flat, eggshell, or satin as those are easier to cover than semi gloss. Then just don’t put latex paint over oil based paint. Get a cheaper brand and you’re good to go

It definitely gets “real” once it’s under contract and actually happening. If you did your due diligence, then it should work out well.
