Not only can you get 10% down loans you can get 5% down. It's not hard because I have been doing it for over 20 years. The secret (which actually is not a secret because any seasoned investors knows this) is you need a small bank or credit union that keeps loans in house.

Check your lease it should cover what happens to the deposit if the tenant doesn't take unit by specific date. I know I have received a few deposit over the years when a tenant has backed out.

Oh to truck or not to truck... that is the question? LOL When did I buy a truck? When I was 16 and I have had about 30 since then. But hey I'm from Texas y'all! I also wonder how people live without a truck. I daily drive mine and haul something everyday. Now do I need all my sports cars, well maybe. I'm a car guy and enjoy driving them. ๐๐

I have been doing this real estate thing for 36 years without an LLC. I don't get why new investor on BP think they need one. I guess it's like everytime a new IPHONE comes out because everyone else is getting one I have to have one to. The reality is if or when you get sued you will be named along with any partners in your LLC. Get a umbrella policy that covers your rentals and sleep good at night.

Thanks for posting about this company. My property manager is currently working with them on one of my rentals. Glad the information about their letter of commitment was posted here because that crap doesn't fly. I'll update how this goes.
