Got to be honest with you, I don’t ever read any blog posts, but I’ve been getting a decent amount of comments recently saying that I should start writing them. Thanks Michael, that’s the whole point of sharing. I’m not selling anything, just want it to be known, for the people that are working hard to find margins that will get them to the end goal, this is the one that is working for us. Instead of 7 million in personal debt to make it in long term rentals, we will net 6 figures this year, between 320k in personal debt and Arbitrage. Add in our other couple of properties, and I’m starting to forget why we ever did long term rental properties.

I agree, but I don't think that's a bad thing. It's always lonely at the top, if you have a newish strategy, and you aren't doing something by yourself, then you need to keep climbing. I like your idea. Maybe we should start a STR mastermind group with a weekly deep-dive, I have 4-5 weeks worth. There are a few STR podcasts that have recently started up that my wife and I are on that might help spread the word.

We need to have more conversations like this on bp. Number for LTR vs STR are different. I m having a hard time talking to investors bcs most of them only think LTR.

I agree, people are very skeptical to embrace Short Term Rental Revenue options because it’s just now emerging in the marketplace with a higher level of profitability because of the leverage of technology and everyone having a smart phone in their pocket. Everyone wants to stick with the traditional pathways to wealth, which I completely understand, but I think it’s really important for us all to know that technology has completely changed everything about the entire world in the last 5 to 10 years, and the early adopters of that technology are going to be the ones that strike fast while the iron is hot.

Henry, this is a great question, with answers that depend on quite a few things. The barrier to entry is typically that these properties are in the 400-500k range, and no, I do t pay cash, I do 80% LTV, and utilize notes that are leveraged against the STR projections of the property itself, much like a commercial note would be, so it doesn't cannibalize my personal borrowing power. Tell you what, I'm leaving tomorrow for a week in the Bahamas (trust me, I'm not that rich, this is just a little vacation before we have our first kid in a couple of months) but I'll be back next Sunday. Yes! Owner financing is awesome, you can also looks for a lease to own option, or also find underperforming long term rentals on Craigslist or wherever, and work out an Arbitrage deal. We currently have a triplex that we have a master lease on. We pay 36k a year for all three units, and we will do 125k in gross rents in those three units this year. It’s a fantastic way to continue to scale without being limited by your borrowing power. If you get your first one or two deals right, you will easily be able to afford the 20% down on properties moving forward once or twice a year. That way you get the cash flow, but you also get the equity pay down, and the long-term appreciation.
