This strategy is discussed alot locally for taking over an Airbnb so that you dont have to restart the conditional use or the AirBnB listing. I dont know many actually employing it.

@Jordan Moorhead True there’s a very thin inventory on market and a ton of wholesalers off market which makes for a lot of competition. There is still room in the market for price growth but the per unit price on multifamily in particular seems to be drifting past 1% on market and offerings tend to be at .8% consistently from the larger commercial brokers. That doesn’t leave much room for forced appreciation.

if you mean a whosalers discount rate yes somewhere around 70%. However about 70% of the wholesale deals we see in louisville are 90+% of MLS lately due to extreme out of town pressure.

you should be good with a rough sketch, but you'll need a licensed electrician for the plug relocation.

@Kelly Bankes and zoning would need to be OR-1 or 2, or a C- designation. Otherwise you need a conditional use permit that may be very difficult to acquire.

@John Sherwood we use AE glass but as Rob said all window folks seem to be running 6-8 weeks out minimum. It’s the first thing you order and the last thing you end up installing lately.
