Both agree & disagree here @Bob Stevens - a lot of people need the courage of figuring things out for themselves first before jumping in... but inevitably DOING is better than waiting.

Hey @Joseph Shavatt - I'm an investor and got my real estate license in late 2021. I actually talk a lot about advice for new agents in my YT channel (you can find it through my profile - BP won't let me link it in the comments). 

The top advice I can give is commit to being an agent 100%. It's going to suck for the first 6-8 months, but the level of connection you will make with other full time agents is next level. All great agents are in real estate full time, and prefer working with other agents that are also working full-time. 

I'd also consider joining a larger NON-DIGITAL agency first, the face-to-face interaction will help you get more lift than joining a virtual agency. Sure, virtual firms have lower costs and etc. but your focus should be to begin building your book of business - and you can better do that if other agents help you out. 

What worked for me was just asking the more senior agents in the firm if I could host their open houses and retain any buyers that showed up without agents - If they know you're doing it full time and come off as professional, most agents will be happy to opt out of doing an open house on a weekend and give you a chance.

I've used Cozy in the past before they got acquired by apartments.com - I'm still enjoying it. They don't charge any fees for < 20 units. @Sam Kay

Hey @Eriola Kostrista - I'm not too sure about rentals in Trenton, but I do know @Shawn Mcenteer is your best bet for NJ. He's worked with a lot of investors and can point you in the right direction.

Hey @Eric Vasilopoulos - I've had this happen to another client of mine... in his case his tenant accepted cash for keys and moved out quickly. If they didn't take anything with them, he let it sit for a few weeks and then threw it out. Seems to be similar in your case, I can't fathom anyone holding you liable for throwing away their things if they took your cash in order to move out. If I was in your shoes, I'd make sure that the items in the basement were actually that specific tenant's and not the belonging of other tenants in the building. 

You may want to look into specifying in your new leases with future tenants in regards to basement common storage area use.

Fortunately there is a lot of reading material out there to help you start, I recommend the books by BP you can find on Amazon. It's not rocket science, and I'm sure that you'll do well.
