I would suggest that you join your local REI club. This way you can learn your market and network with other investors, realtors, lenders, etc.

Hello Jason,

Sorry to hear about your tenant situation. I owned a townhome and had the same tenant for 2-1/2 years.
A small piece of advice: You are running a RE business, you can extend when their rent is due but you cannot solve their problems.

The difference between your condo and a duplex is that you will have 2 tenants at once instead of one. I would suggest hiring a property management company to handle the complaints and collect the rent. They will not tolerate the stories that they are told because they work for you. Also, you need to consider that your costs could be twice as much.

You have been a landlord before. I see no reason why you couldn't handle a duplex. If it was your first project, then I would not suggest it.

Hello Jason,
Between this forum and your local REI club you will be learning some valuable information and gaining knowledge and experience.

Here you can ask questions and get answers from those that have the experience. You can run your project figures also and see if others feel that it is a good deal.

The REI club is where your going to gain much knowledge. You will get to learn your local market by networking with others. Multi-units are good cash flow properties. Duplexes, apartment complexes, etc. I suggest that you start small and then work your way up to a complex.

Hello,
Are you familiar with "birddogs"? These are people who search out properties for investors for a fee. You could use them to help you find properties and save on some of your travel time and expense. Be sure to train them on exactly what you want. Also, be sure to do your full due diligence on each property since you will be an out of town investor.
