Hello William,

It seems that you need to take this step by step.

I would suggest that you first know how much you are receiving.

Then, estimate how much you would need to live on for the next 2 years and put that money away.

Next, research multi-unit complexes. Look for something that you would like to live in or invision how it would look after you repaired it (if necessary). Take your time. Don't jump on the first deal. Do the research.

Then, get your financing. Use other peoples money. Short term loan if possible (Hard Money if necessary). Make money on your property and put some away. Possibly pay cash for your second property and so on.
