Good job, I'm wondering why you chose to sell before completion. I'm building a spec and ponder listing early, I've talked with others and see both sides. Right now I'm still on the side lines.

Many cities have an online map with an overlay showing the zoning areas.

It is also illegal in California, you cannot force them to pay online.
I also never gave my address to tenants. I used a mailbox. I had one problem one who thought he found out where I lived, his many voicemail's kept telling me I lived on a street I never owned property on, but I was able to complete his eviction before he found me. He was my only problem tenant. Because I owned multiple properties he couldn't tell where I lived. I know people can be found on the Internet but it is always good to be as distant as possible.

La Quinta is interesting, I've not considered it. I'm still doing research and number crunching to see if it makes financial sense.
I know I need to contact some PM's to see their numbers. I know VRBO has made big changes.

I am also considering buying some property out there for STR's. I'm trying to see what I can do to bring down the property management fees. Is it possible to handle the online renting myself but have the RM do everything else for a lower fee, or is there enough of a reduction in the fee to make it worthwhile. I owned many rentals in my life, I know I do want a good RM company and KNOW they are key to my success.

I've run into this when considering multi family properties. You can't see the financial details until you show more of yourself and your intent.
