@Account Closed, owns a construction company in South Jersey. Not sure if they do work that close to the shore or not but worth a try.

Hi @Edwin Colon, check out local networking events to meet investors in the areas you are looking to get into. When I first started it really helped to network and speak with people who were actually doing what I wanted to do. You can find local networking events here on BP or on meetup.com.

Hi @Kamira Collier, like many people have already said getting the deal is more important than finding buyers. Especially now with all of these networking sites once you have a deal you can market it in so many ways such as here on BP in the marketplace, craigslist, connected investor, meetup, etc.. 

Try to build up your buyer's list by networking on these sites and it will grow pretty quick, especially if you have some solid deals.

Hi @Nelly R., congrats on starting the search for your 1st investment property. I personally would be hesitant to use all my cash reserves to purchase the property. If an unexpected repair arises you may be in a tough situation. I like the idea of leverage because it allows you to allocate your cash reserves in multiple properties instead of keeping it all in one property. You could potentially use your same personal cash amount to acquire more than one property using "other people's money" as well. Good luck!!

I have been doing some research on Bayonne as well, looks like developers are starting to look into this market as a viable place to start developing. Below is an interesting article about 651 units that are planned.

Hi @Steve Reiley, I had no trouble with CE shop regarding any additional hidden fees. There were additional fees for the online proctor to watch you take their tests in order to pass the class, but those are the only extra fees I can think of.

Hi @Steve Reiley,

I also wanted to get through the course/material as quick as possible so I went the online route. I used the CE shop which was fine, they also have specials frequently so I would wait until one of those pops up.

Yes there are, you can search for these in the Network section of the site under Events. Just put in your zip and all the local events will come up. 

Also go onto meetup.com and you will find some as well.
