Hi @Niyi Odumosu, this may not pertain to this particular situation but the book "never split the difference" by Chris Voss who was actually on the BP podcast is a really great negotiation resource. It has a lot of actionable steps and tips.

Hi @Salina Robbins, welcome to BP! If you check on meetup.com there are a bunch of local Philadelphia meetups each week where you can meet others in the industry. You can find investors, wholesalers, agents, and lenders at these meetings. It's a great opportunity to network with local investors.

I am in the Philadelphia area as well, check out meetup.com for some local real estate events, there is one almost every night here. It's a great way to network meet other investors.

Hi @Donald Torrence, you can check with smaller local banks in the area as well, they may be able to service the smaller loan. 

Any chance the owner is open to seller financing?

Hi @Sebastian Garcia

I have one rental unit in Asbury which I purchased a few years ago by Deal Lake which has worked out great. There has been a lot of plans for redevelopment in Asbury in the past which has not evolved into real progress but this latest push seems to be legit. The area South of Asbury Ave and West of the tracks seems to be the next place to invest but there is still some areas that are a little rough. I would take a ride down and see exactly where the neighborhood is divided.

@Mary Mcallister, I would love to speak further with you since you are familiar with the area and get your thoughts of the redevelopment in the Southwest area. I am looking to purchase a property in that area.

Hi @Account Closed,

Some places to look into are North Bergen, Newark, Bayonne, and parts of Jersey City. A lot of these neighborhoods drastically change from block to block so you will want to partner up with an experienced agent in that area and give them the criteria you are working with. Best of luck!
