Have any of you guy had experience in wholesaling a bulk package to a hedge fund or PE firm? Do I need to get a contract on each property?

I have a question BP, If a buyer is writing a LOI on a property should I be listed as the buyer on the LOI, or should the actual owner of the property?

What I would suggest is simply hit the streets, and search for vacants. go where others won't. Also talk to those investors who are slumlords. They are easy to negotiate with, basically because they haven't kept their properties up. I have deals rolling in t me by the bulk, basically because I will hit the streets, fly out, or pack letters to sell the properties.

Memphis, is your best bet. I'm a wholesaler in Memphis, and I just meet a investor who purchased 7 homes for 103k cash flowing 47k annually after expenses. This was a turn key deal. Their are many deals and very cheap homes in Memphis, if you have 33k, you can purchase a home with a APV of 90k easily here

Thanks, Mary.. but are you saying I should find a couple buyers that are willing to partner with each other to pick these up? I am partnered up with another wholesaler in my area who is more experienced. What a way to bring in my first deal lol... But I am looking into a company that invests in a property management company in Memphis. they currently hold 790 rental properties in my area. and I know they would love to see this deal across their table.

BP, I really need your help. the title says it all.. I have 32 homes seller wants 3.3 million, market value of all 32 homes are 4 million and change. All of the homes are remodeled and have new A/C units the cap rate is 12%. And you are instantly getting 704k in equity! how do i sell this deal!!

Books, and forums are no longer helping me BP, im ready to get out ad make things happen. Since school days ive found it hard to sit and read a guide. I have always been the type to try and try again until I do it right. I'm ready to make the leap and start wholesaling properties until I fully understand. I would defiantly prefer getting a mentor first. But I'm very anxious to get started, and put some of the strategies I've learned on Bigger pockets to use.
I've familiarized myself with everything expect the closing steps, and how it works. So should a partner be a good idea on the first deal?

BP family my brother and I are going into business together as for now, we are focusing on bird-dogging deals and building our buyers list. With the intentions working our way to be investors in our own projects. We are looking into doing property management in the near future but the question really is, Is investing in a real estate license really worth it, will I need it for property management?

We have been around real estate since 6 and 7 we understand some of the principles and laws but not them all would Real Estate classes be a good investment. What are your thoughts BP, they are all greatly appreciated

Your Credit Card Debt will effect your DTI and overall purchase price you can afford.. I would say pay your cards down to at least 20% of your limit..

How's it going BP, I've decided to began Bird-Dogging deals until I build more knowledge on REI. I figure by me doing these types of deals, it will be a learning experience and will create cash-flow in the process. Are their any contracts listed on BP for finder fees, or any good real-estate attorneys in Memphis to draw one up.. Thanks
