First and foremost, congrat's on getting back into REI. Even though my broker is investor friendly, she is also an investor so her time is split with her regular home buying clients plus her investor clients like me. So I am looking to get my real estate license soon so I can be able to find the type of deals that is worth my time and act fast on those deals. So you can do several things in the mean time, find a realtor who want to work with investors; Become a BP Pro member so you can search the BP Market Place and/or get your real estate license so you can search for the properties yourself. Oh yeah, I love driving for $$, since I am always out driving around, I take at least one hour out of my day to drive for those properties that my not be listed. Hope this help some... @Siddharth Shastri, job well done. Awesome strategy with utilizing the hard money to get into this dell. I actually just met with my Mentor a week go we discussed me using this same strategy to get into a multifamily property. @Shaka Farrier, great questions. To answer the one question regarding FHA/203 K money, I was informed by my lender and realtor that I would have to live in one of the units as my primary residence in order to use FHA Financing. I could see that being the reason for him utilizing the hard money at this time to get into this deal.

It is a beautiful thing to see a young person truly interested in REI. I wish I was interested in REI at the age of 19. My first question is "WHY"? Why do you want to get in this business so bad? All I can say is make sure you surround yourself with some good people and a mentor that you can learn from. Also seek out a company to work for that is doing exactly what you are wanting to do. Just like someone else stated, read, read, read everything possible about REI. Remember that you will need to have clear and concise goals in this business. At some point through this process, you will get discouraged, but remember your "WHY" for wanting to get involved in REI. JUST REMEMBER THIS, AS YOU GROW AND START DOING LOTS OF DEALS, MAKE SURE YOU REACH BACK AND HELP ANOTHER YOUNG PERSON OR THREE WITH GETTING STARTED IN THIS BUSINESS.
