I certainly like the idea. However I would like to add that you can diversify your source of lead and have a better use of your VA. For example you can set some bandit signs and or do some direct mail marketing and have your VA screen the callers.

Sorry for not giving the credit due but I have read : It is better to have many funnel to get one deal than only one funnel to that one deal.

PS make sure though not to overwhelm yourself.

Like always great discussion. I think the script idea was just a way of asking a footprint of what has to be discussed when calling a potential seller. As a newbie we all don't want to miss some important information. So thanks guys for describing the attitude we should have when talking!! and
