Now the 2nd doesn't get wiped unless the 1st actually forecloses right?, so I meant to ask the question as if the property was in pre-foreclosure, where there is time for reinstatement.

After I buy a junior lien on a residential property facing possible foreclosure from the senior lien holder. How can I control the property from there?

Can I do the deed in lieu with the seller?

or if I reinstate the senior how do I control the property? wont I be at the mercy of the senior loan?

I'm looking to find out how to by the note from the lender of the 2nd loan, reinstate the 1st loan, of course property was in or going to be a foreclosure, Then complete a deed in lieu with the seller. I was wondering if this is how this works and what are the details of how to complete such a transaction.
