Mainly my credit. I've had a few properties in the past but I got divorced and I currently rent. Getting closer to being approved for a mortgage.. feel like I need to buy my primary residence before I get any rentals.

you may have luck with a small town bank. It seems like most lenders don't want to touch anything under $50k from what I've heard.

The nice thing about using a Buyer's Agent, is the seller pays their fees. So basically, they work for you for free! Zillow will just send you whoever is paying for marketing on their site so really, you should just choose an agent that is knowledgeable and that you can get along with well. Don't sign any type of buyer broker agreement until you are comfortable with that agent and you can shop around until you find one you like!
