Post: Out Of State Market Selection

I'm a new REI from South Florida and I've made the decision to invest out of state. My primary focus is buy and hold investing utilizing the BRRRR strategy but the price point in my area makes it very difficult to find anything that will cash flow with little to no money down. I've been doing research and have really settled on the mid-west as an area to focus on in particular Kansas and Oklahoma. I think I'm leaning towards Oklahoma and more specifically Oklahoma City/Tulsa area. My strategy is to focus on strong school districts to use as an anchor for areas I'm looking to target. Anybody out there have any insight on these two areas? Maybe have other out of state markets they're focused on? Unique metrics they use to find these areas? Really just looking for feedback and to start a discussion! Thanks again in advance for any help or insights.
