Post: broker fee in Brooklyn, NY rentals

Hello. Most of the times, who pays the broker fee in Brooklyn, NY (specifically for this market...not rest of NYC) for rentals -- the tenant or the landlord? When I look up this question on internet, it always says that in NYC, its the tenant who pays ...but in reality I am told that about half of Brooklyn listings are no fee (meaning that landlord pays) in order to get it rented fast. Does it sound right? Thank you.
Hello all. Is it possible to have multiple LLCs under one umbrella? I was told that I'd have to get a separate umbrella for each LLC...and just wondering if that was the case. And could you recommend a good umbrella company (or an insurance broker who specializes in umbrella)? Thank you all!

Hello. I hear so much about how traveling nurses and other medical professionals are good tenants (responsible, not much wear and tear on the property, and maybe the hospital pre-pay for the rent? , and they stay longer than ST tenants so less work/turnover for the landlord). So my question -- is there a platform that targets this segment of "midterm" tenants? (ie "Airbnb or VRBO" like platforms that link landlords and the medical community?) I know one recommendation was to go to the local hospitals nearby and speak to their HR staff but that seems like too much work:)
btw, I am targetting the NJ state but a platform that targets nation wide would be ok too. Thank you very much.

Hello. We have a townhouse property in NY and next it to there's an empty lot. A new neighbor wants to develop another townhouse in the empty lot and needs an agreement from all the neighbors his townhouse will be adjacent to. I have read about potential issues (see below) such as excavation causing land shift impacting my property. Anybody experienced anything similar and anything I need to do/watch out for? Thank you in advance for your thoughts.

Subjacent support refers to the land which is underneath an individual’s property and keeps that property leveled, preventing the foundation from shifting. For example, if a neighbor’s project requires excavation on their property which causes their neighbor’s land to shift, making closing doors or windows difficult, that excavation may be viewed as violating the individual’s right to subjacent support.
Lateral support refers to the adjacent land, including a neighbor’s above-ground property. This will prevent a neighbor from constructing a project which would cause issues including:
- Landslides;
- Landslips;
- Cave-ins; or
- Floods.

If you are a real estate professional and own several properties, do you do one schedule C for each property or do you aggregate them into one schedule C? Thank you.

I just learned about "series LLC" which seems like something I want to pursue. But if I had already set up traditional LLCs for my properties not knowing that this thing called "series LLC" existed, what do I need to do? Can I create a Master LLC and just have these traditional LLCs feed into it (by creating a new operating agreement explaining the series)? (Sorry if you saw my post already...I'm posing the question in multiple discussion forums)

Can you use any 401K solo provider such as Fidelity or Vanguard to invest in real estate or do you have to use a special self directed Solo 401K provider (and if so any recommendation?)? Thank you.
