 Thank you for putting this together! It seems that a lot of negativity is always associated with wholesaling (understandably sometimes) but your positive attitude is great. NJ - What approach are folks taking online - Focus on creating a pipeline and a buyers list up front.

@Jason Medina Awesome Jason.. I also agree with you that wholesaling still fits with your flipping experience .. you just used to do the work and now you need to find the buyers. I also appreciate your documented process approach.. no doubt you will be successful with that approach. Good luck 👍

@Bosko Mijatovic Quick food for thought ... you may need to really go off market if you need that deep of a discount. Maybe also consider a hard money loan to acquire and rehab and then force some appreciation to cover the difference on traditional financing? Just my .02 cents. A sincere good luck and remember... it’s not I can’t, it’s how can I 🙂

@Sam Nadar Just my .02 ... if you have an FHA product already and have performed a reasonable amount of work on, you should have some appreciation that could help you to refi out of your original FHA so that you may pursue another one. Also, I found this article on applying for a second FHA product in your portfolio and think it would be helpful. https://homeguides.sfgate.com/can-borrower-two-fha-loans-once-9471.
