Hey guys new fix and flip investor! Im trying to figure out the holding costs to put into my numbers. Can anyone give me some advice on how to go about finding that?

@Geordy Rostad Yeah the property taxes here in TX are outrageous! But we decided not to do a heloc and use a private lender.

@Jaysen Medhurst thank you for that input. It does not have HOA fees. And the 250k was what he was asking so i just put that into the numbers for a rough estimate. the CMA that I got this morning said its at about 170k. Which definitely helps with the numbers you told me to update.

 If you want a policy for leveraging into real estate, stay away from infinite banking advisors. You want a policy that is designed right up to the MEC limit from day one, not one that is designed for you to add more Paid up additions later. If your end of year cash value relative to premium is not 85-90% on the illustration, then you are buying too much death benefit. You want cash value.

Universal life will produce a higher return.  If you are thinking about using it to invest, you might want to consider that.  While the returns on insurance might not be as high as other investments, but they are tax free so you can in theory have 7-10% earnings per year tax free.  I think of it as another investment vehicle where I can take out funds during different stage of my life.
