I just left the Columbus, Georgia market about three months ago after living there for 12 years. I sold real estate there the last few years. There are some incredible investment opportunities all throughout Columbus for both short and long-term rentals. We still have a long-term rental there, and we were able to run a very successful short term rental until we sold it this year. If you want to jump on a call, and talk about the city as a whole let me know!

We are also able to have permanent codes set for us under "admin" and codes set specifically for our cleaners. We are notified every time someone accesses the house and what code was used. Comes in pretty handy.

I use the Schlage Encode on our STR, and for the most part I do like it. It was easy to find a Lowe's and easy to install. I have the lock integrated with Guesty For Hosts and it creates all the guest's codes for me automatically. I am also able to go in an alter these codes and timelines for early/late check in/out.
I will warn you however, we have had some hiccups with Schlage. We went through one issue where the codes stopped creating automatically and we had to go in manually. Just from across the same town, I have not been able to lock/unlock successfully through the app remotely. We have also had to create a full time backup code for guests to use if we run into issues with their codes again. The batteries will also need to be replaced about every 6 months.
Overall, we enjoy having it, but we have had to work through some kinks. Luckily, we are local and can troubleshoot between guests if needed.

Wow, some incredible information on this thread. We also have just one STR at the moment that has been live for about 2.5 months. Now that our feet are wet, we would like to refine our processes.
We use smart locks, auto messaging, all the normal stuff, the little things I am running into issues with automating are things like having the trash taken to the road on trash day, restocking expendable items, installing a smart thermostat to a system that’s not compatible, paying my lawn guy that only takes cash (need a new one I guess). Weird little items like that.
Phenomenal tips here that I will definitely look into using!

There are many options available in Columbus because of how large the city is. You can find just about every single type of residential or commercial real estate out there. Real estate is very affordable in the area and the appreciation is solid due to the demand and drive to Columbus and the efforts the city is putting forward to improve the local areas. There is constantly new construction whether residential or commercial here. There are endless options!
