@Russell Gronsky thanks for the response! Apologies if question was a bit vague. 

From your response, I can see you have done some thinking around what kind of scale a person would need to be at to hit the right numbers (i.e $200k). The point of the excel file would also make it feasible to evaluate other options. 

I have a sense that the first few properties I buy may not be exactly the properties I end up with and for me I would like to flush out the general idea of how to transition and in-return be able to share my approach with other investors to eventually build up to to that 50+ multi-fam complex 

I am going to build out a sheet with what I have in mind and shoot to share it with folks to see what the can tell me is good or bad.

Hi All,

I was curious if anyone has come across an excel file that identifies how a person would outline take an identified net income goal per month and use that information to draft a general idea of how many doors they would need to own, expected CoC return and target property type ( i.e $200k)?

I was curious if anyone has an resources that detail the entire process for how a building (commercial/retail) goes from concept to being built and occupied by a owner or tenant. I am specifically interested in the financing of the build and what parties are involved.

Hi All,

I think perception is an important consideration when purchasing short or long term. Good deals can be found but it depends on what kind of energy and risk your willing to commit too. On a side note, CMHC released a report a few months back on vacancy levels in Calgary and most recently we have seen a uptick in rents dropping overall vacancy from 6.3% to 3.9%. 

Just last week I have seen non-condo properties in Calgary that met the 1% rule which is surprising.
