@Will Barnard 1. I bought a property off of auction.com and they insisted on using a title company way up in northern Ohio near Cleveland, "Omega title," to be exact. I am down in Dayton. Never heard of the title company till the transaction was conducted.

2. Read up on using transactional financing for wholesaling. Is it a risky business and can it be done with no money out of pocket?

Does anyone know much about tax foreclosure in Florida? Or generally speaking, if you end up with a property at tax auction. Is it true that if any mortgages or liens for that matter, are whipped clean?

For future reference, I would recommend your rentals be slabs. Less liability, less hassle.

A few other things you'll want to consider. Call the city and find out whether there are any outstanding water bills or any city violantions. If there are, those debts that you will be resposible for. It's all public information, anyone can ask.

@Kyle B. Yes, your local county clerk of courts should have all of the records on each parcal in the county. Taxes, liens, owner history ect. It would be in your best interest to have a title search done on the property there after. Not always are the county records up to date. It should all be in the county court house.

Is there anyone out there that knows anything about private lending? Can it be treated like an open end line of credit. Are there people out there that will lend at 3 and 4 percent fixed?
