@Aaron Froggatt I think Google, UPMC, Carmegie Mellon, The Four Seasons, Morgan Properties, Warren Buffett, myself and several others would beg to differ with your ridiculous suggestion to not invest in Pittsburgh! Market trends and facts must have little impact on your opinions.

@Robert Swingle 80% of your town is dilapidated?  Might want to skip that town then... Location is important. I probably should've clarified.

What I mean by knocking on doors is basically just that and then some. Yeah sure... a dilapidated house? Try knocking. Try creating a letter introducing yourself and explaining that you are ready and able to buy quickly if they would consider selling and leave it at the door. If it looks vacant, knock on the neighbors door and ask about who to contact, etc. 

My method involves finding the owners through public records and calling them directly.  Knocking/calling... Same thing really. It has definitely worked for me.

The point I'm trying to get across to you is that the real players in this business aren't doing what the masses are. You just need to be more creative than the average bear.

The secret is to not do what everyone else is doing (loopnet, brokers, zillow, multi list etc). So think outside the box (ie. Knock on doors, call owners directly, look for signs of distress, etc). There you have it... - Jason Cohen Pittsburgh
