@Caleb Webster The Troost developments are permanently changing Kansas City. Troost/Paseo Corridor and Northeast are two of the hottest areas and that doesn't look to be changing anytime soon.
 

We have a contract for sale on a 4 bldg package just east of downtown in the Historic Northeast neighborhood. 10% Cap rates. 3 4plex's and 1 duplex. All fully occupied except the duplex which needs a little work. We're asking $450k, happy to send along more info if you're interested. We get these type of small MF deals periodically.

@Todd Romero This area has seen some of the highest appreciations in 2018, as well as one of the highest crime rate drops.  A lot of fed/state money coming in as well. Overall, a great transitioning area to invest in along with Troost/Paseo corridor.

I would start by getting a more nuanced view of neighborhoods as some of the best opportunities are in the inner core in historically blighted areas.  I would take generalized zip code information with a grain of salt as many of these areas are seeing rapid change, especially in 64109, 64110, 64131, 64123, 64124, parts of 64127, and 64130. Don't jump feet first into a zip code known for high-crime, but also don't discount it.  With a good property management team, you can find great cash flow with high appreciation potential in many of these areas.

We have a few different packages of properties available in Kansas City, MO.

The first package is located in 64134 primarily the Ruskin area with the Hickman Mills School District. 16 SFR, gross monthly rent of $12,650. Price is $1.05M firm.

Second package is all in Northeast KC. This package is 20 properties, 19 SFR and 1 duplex. Monthly gross rent of roughly $12,400. (1 property is vacant). This package is $800k firm.

Also have a third package which is primarily distressed properties, some are in Northeast some are further east near Jackson / 23rd.

We also have property management services in place for anyone who needs help in that area.
