@Samuel Garrett We've been in development for awhile on a project near the Grand Canyon! Since we're in development, can't really comment on the operations yet but can try to give some lessons learned on the land development side as we were essentially totally new to it all!

Our biggest takeaway has been that land development is not easy. You certainly need to be very diligent and take it easy on yourself as it's a process.

I would also definitely recommend periodically updating financial projections as you progress and get more information which will happen. Additional requirements will come up and you don't want to be surprised when they increase your development costs and lower your projected ROI.

@Nik Moushon This is exactly true and it's what we've been seeing recently in our area. A lot of people were throwing up fairly large, unpermitted developments essentially copying what a youtuber was doing and I've been hearing they are getting shut down. We've been in development in the same municipality as this individual for over a year and it's definitely not been easy to actually get up and running with proper permitting.

We're in the same municipality as someone already mentioned even and theirs is definitely not permitted.

That doesn't mean it's impossible though, just much more time consuming and capital intensive has been our experience but overall, we think that just improves the project. As you've mentioned, check with your county (are you in Maricopa or Yavapai?) I'm definitely not as familiar with either of those and it doesn't sound like your far enough north to be in Coconino County. I can certainly help you in Coconino, we've even been posting our experience on youtube which has helped a few folks.

We're actually doing a decent sized "glamping" development in AZ right now. At first, when we were doing some initial research last year, Robuilt was suggested and since we were looking in the same municipality as him, I checked him out. The process has certainly been harder than he implies and it's pretty clear you can't run it the way he does, it makes me question all of the information he gives as a "consultant" since he didn't bother going through permitting at his AZ property. If someone wants to get in the space, the numbers look great but I'd certainly recommend checking your planning and zoning, doing your own research and making sure you're doing it the right way since it will only benefit the valuation of your business! Thanks for all the help, continuing to look for other options is currently the plan, we are keeping our eyes out! It definitely seems weird, according to the agent who's with the management company, they haven't even reviewed our application and are still working on the first applicant that applied. I believe we are a very strong candidate actually and far exceed the criteria to rent the house which is making it frustrating.
