I don't think that's necessarily true. I live in West LA and work in Koreatown. The amount of homeless on the streets has absolutely increased since the beginning of this year, probably due in part to the pandemic. It is hard to pass a few blocks without seeing tents. It's impossible to pass a single block without seeing trash all over the street.
I am biased but I do think there are a lot of folks "fed up" with California and moving out. I don't think it's more than a small percentage, but even that is a significant number. That's not to say that they won't be replaced by East Coasters and Gen-Z. I'm originally from Houston, live in LA now and personally cannot wait to get back. Some parts of California is beautiful, but that's about it. The politics, taxes, people, prices, everything else is just too far out there for me.

We've operated an executive suite & virtual office center out of The Woodlands, TX (North of Houston) for over a decade now. To manage our center, we use a service provide named WUN Systems. The other big player in the market is Essensys (new to US, but not new to the industry). These two companies are geared towards larger operations, but deal with co-working as well.
Co-working is a really interesting concept and comes in a million different flavors. A lot of people have spent far too much effort trying to define just "what" is a co-working atmosphere and "where" such a space would thrive. I think there is also a false conception that co-working is just for the young or hip, when in reality, it's just about better business through increased flexibility, collaboration, and a positive environment.
(I also think a lot of new operators venture into this industry spending way too much time focusing on every aspect of the ideal work community and in the process overlook the hard numbers / the product they are selling. But, that's just my $.02)

Howdy All,
I am new to BP and joining as a recent graduate from the Master's of Real Estate program at Texas A&M. While I will be starting a career consulting in commercial real estate, I have long dreamt of getting my hands dirty with a single family home flip. I will be moving to the Dallas area (Addison) shortly and look forward to learning all there is to know about this new market and eventually jumping in head-first.
