@Edward Lin the area is transitioning and trending in the right direction.  In regards to maintenance on a duplex or any home that age so much will depend on how it has been kept up and what updates have been made. I would look at the systems particularly.

As with any area, tenant selection is going be important, but I would make sure we are picking someone that will be in line with the direction the area is trending and not where it came from.

@Art Perkitny That is a pretty slick tool and I am interested in it.

@Philip Claessens the map from Art does shed some light on the area.  It is an area where prices have been stable for a while and people have been hesitant to invest.  There a number of newer rentals coming online that have been rehabbed by investors.  It is also located near the new Cerner expansion which may have a factor on the long term pricing as it is bringing in a lot of jobs.  Appreciation has not been a big play in this area. The parts closer to the highways to the North and West are better areas as indicated by the map.

Follow what your lease says.  Our states if they are there for 10 days then they have to be put on the lease.  In regards to the dog, I would say it is a case by case basis.  What kind of dog is it?  Will it destroy the floors?  I would take a large deposit on it since it is such a short time.  Good luck!

@Stefan D. welcome to the KCMO market. There are a lot of great and interesting opportunities going on in this market right now. I fully support the BRRRR strategy, but it does take some work to find the right property.

Finding the right neighborhood is a critical part of the project as a whole.  I recently had an investor trying to sell a couple of rental homes in the urban core.  While the numbers looked good on paper finding that right tenant was going to be the tricky part.

I work as a turnkey/hybrid turnkey provider in this market and would be glad to help you out in any way we can. I just sent out a BRRRR opportunity in Raytown yesterday to our group. I would be glad to share it with you if you want to connect.
