I'm currently looking at purchasing my first rental property and have found that the area I am interested in purchasing in, doesn't show many, or really any, rent comps for SFH. Because of this, I am having difficulty measuring what rent would be enough to still cash flow as well as not to price myself out of the market while I'm analyzing properties. Has anyone else run into this when they started out?

I am interested in buying a multi family property in the northwest suburbs of Chicago, IL, however, I have heard negative comments about buying investment properties in Illinois due to high property taxes. Does anyone who has rental properties in Illinois have any insight to whether the is true or not? Thank you!

I have been looking around at different single family properties available, however, I seem to be finding many that have 3 or more bedrooms and only one bathroom. I am still new to all of this, but I feel like that is a major draw back. Should these be properties I stay away from if I am looking to flip them? Or is there an alternative such as renovating/adding another bathroom to the property if the space allows for it? Any help would be appreciated!
