@Kristine Ann  I am going to hazard a guess that the boarding house exception would be for a licensed boarding house. I  would look at your town regulations and see also if they have any unrelated persons ordinances and what they say about boarding houses.  I also would not limit by education although we do see it a little locally where some rentals will not take undergrads only grad students and it doesn't seem to be an issue.  Some people do allow for people applying for the property to meet each other. I believe a 1 person per room occupancy limit would need to be applied across all rooms to be ok. this is all up to your local laws

@Mitzi C.   Best to have a month to month lease or one with a start and end date if you want them to leave on a specific date, that lets you move to eviction if they don't pay. They will fall under long term rental laws past 30 days in MA.  In this kind of setup you don't normally provide other than starter supplies for consumables. However if you are charging your Short term rate maybe you do.  I would make sure this is a group with some rental history, consider doing background but I am not sure you can do that on airbnb.  It is also good to find out why they are in the area and if that make sense.  If you have any local noise ordinances ect make sure any lack of compliance fines fall on them and are also a reason for lease termination if they occur.

@Mayuresh Deorukhkar for now we have a document assigning the LLC to the AZ trust no change to payment. We are only half way through the process as the trust is in our state of residence but the LLC is another state and we may need to address the LLC structure because RI has estate tax that will kick in unless it is a multimember LLC. Next step is a RI lawyer.

It used to be in all the 50/60s homes with a little pull chain to turn it on. I haven't used this one but it looks all metal so a better choice for you.

@Nathan Grubb the old school way are those fans that are coming out the side of the house in the backsplash area. We also installed an industrial fan in a bath when we couldn't find anything standard that would work.

@Bruce Woodruff it's not just you at least what I see in east valley I look at house prices around us and they are much higher than when we bought in 2016.   The spec homes seem to sell quicker too. I do wonder if Phoenix can sustain the growth. Not sure if some of the developments completing will help or just bring more people.  Outskirts of Phoenix cover alot of territory so not sure what is happening in the rest of the valley.

@Dustin Swanson  Baselane is a  software with online accounts associated with it.   Look it up. I haven't used it but they have virtual tenant accounts ect.  I use Bank of America and a local bank but a local bank by the property won't work for you as well remotedly depending on what you need to use it for you.

@Brandon Gidicsin did they say how they handled the instate contact part of Rhode islands real estate regulations. And what made you give them a shout out in particular what stood out in your interactions with them. Policies?  professionalism? did they manage something for you?

@Lynn McGeein there are a fair number of tear downs in town. I think I have to determine what the town is doing in the area. A duplex would align with future possible uses . Not sure about single family. I think access to the back land could be through this house if someone wanted to do single families on the back area. All this makes me think I should just ride it out longer. Maybe have a contractor advise what is possible with the existing structure before deciding.
