Thank you both. Good advice. I think our plan would be to get pre-approved for a conventional loan as well as getting 'pre-approved' from hard money lenders in case we are not approved due to rehab or repairs required on the property.

Hello BiggerPockets Community. My husband and I our are aspiring real estate investors in Annapolis, MD. Our ultimate goal is freedom from our corporate jobs and we would love to be able to work full time in real estate investing. We hope to post my first success story this year in the Success Stories Forum.
We are still in the research phase but we know we are interested in the BRRRR method to start out.
We are interested in doing our first deal this year, but have a question about financing. We could be approved for a conventional loan since we have full time jobs and good credit. Is there any reason to seek other forms of financing such as hard money or portfolio loans or is it best to go with a conventional mortgage to start out?
