They charge a fee on top, I wouldn't recommend

Use a Texas realtor like me, I handle these all the time. I wouldn't trust AI vs a real estate form prepared by real estate attorneys. Reach out if you need help.

@Ivan Lopez you don't need keys to access your property and you don't have to pay a lock smith.

Smaller markets have served me well with cash flowing properties. Cheaper pricing, smaller down payments & increasing rents over time. Finding off market deals and doing a BRRRR method is normally the most lucrative way to start a rental portfolio as well.

Absolutely look at the older review and make sure to get an air dna report to help determine  the demand for that area. It will give you yearly gross estimates and more in the report.

what's the reason for holding the deposit? I would mention that you can't assess the home without access. Check your lease and consult with an attorney to make sure you didn't breach the lease agreement.

Find a trusted contractor in the area or hire property management. I have several trusted trades here as I am a a GC, investor and realtor. You could pay. Flat fee or simply pay an inspector to give you an overall condition of the property.

Run comps on new construction and find a builder who can give you a nice price per sf. I know a few demo companies if you want to connect. If there is other. Ew builds in the area or on that street it’s normally a good sign!

Run comps, determine value and repairs, add your fee, make offer, be sure to have an option period or other way out, double close cs assign. It’s the cleanest way to do it, also since you’re licensed YOU MUST disclose that you’re a licensed realtor. I am licensed and wholesale all the time. Been in it since 2019
