How do you think Amazons announcement of putting 2 billion dollars in the housing markets in Virgina, Washington, and Tennessee will affect local investors.
Obviously no one can compete with the empire of amazon so how do you think them stepping into the housing market out there will affect local investors. How long till we see changes out there if we see any?

Logan, I would start off buy reading Brandon Turners book "how to invest in real estate with low and no money down".
I would start going to local real estate meet ups and networking. See if you can intern and learn how to find great deals. Then I would start finding them and bring them to the local people you network with! You should then get a referral fee or maybe equity in the deal. Its a great way to dip your toe into the game with low risk and low money.

As someone who has never taken on a big construction/flip project like this my advice may be no good. But if it was me I would tell this contractor that any changes exceeding X amount of money either in one aspect or total need to be signed off on. One problem with a lot of contractors is they get caught up in doing the fancy expensive stuff that is not needed for a rental or even a flip. I would check out MeetKevin on youtube also and see some of his tips (incase you have not seen him) as he gives good ways to do stuff more efficient and less expensive.
I would just overall keep a tight leash on your contractor. Not that he is a bad guy or trying to screw you but just because its easy to spend someone else's money and that can come back to bite you.

My man Cooper!!! Its awesome youre on here networking at such a young age.
I would check out Brandon Turners book "How To Invest in Real Estate With Low & No Money Down"
But as you read it be very careful. Look more into finding a partner. You're so young I personally do not think it is necessary to put yourself in a risky spot at 18 or 19 and get a deal you have no equity in and something go wrong. I would look at meeting with local land lords at a meetup and look an interning with them. See if you can learn how to analyze a property really good and bring them to investors. Then you can either get a referral fee from them or maybe they give you part equity in the deal.

Unless the property is becoming almost unlivable for the tenants I would not repair any thing just to make it look prettier as that usually wont help you too much unless you're trying to sell. I bet the property is at least worth 715k by now. Id do the refinance for roughly 70% to keep a safe equity and get 500k or so to go put down payments on a few homes or you have enough cash to perform 2 BRRRR deals roughly with all cash and no outside money.

It is likely that its a tenant problem with maybe a bad property manager but your property manager needs to be in charge of solving this problem. IMO

I would call the property manager and tell them to explain what is going on or to figure it out. If they can not figure it out fire them. It is their job to figure this out at your request and keep things moving smooth.

Its perfectly fine. I let one of my tenants do that. I would just add a basic note in the lease that those certain appliances are tenants and you are not responsible for any fix's they may need.

Get in writing she is leaving the property. If she will not put it in writing then continue rent and move forward with the eviction process if needed. Section 8 tenants will usually try to make things right to avoid eviction as they do not want to get kicked off the list.

@Dave Meyer I think a video explaining what each stat means would be helpful. Maybe I’m the dummy in the room but a lot of the stats mean nothing to me as I don’t understand them.
