I am seeing a crackdown on STRs not so much as a result of any hotel lobby, but as a result of regular citizens complaining to their elected officials that they don't like living next to a hotel.

Can't really blame them. It needs to stop.

We are not a fan of Airbnb. They consistently place homeowners in the position of insurers, all while aggressively marketing their own "insurance" that they practically never pay a claim on.

Highly unethical, and I am quite surprised that Airbnb hasn't faced a class action lawsuit from damaged homeowners.

Quote from @Steve Englehart:

I currently have two long term rentals and am looking into buying into the short term rental arena. I know there are penalties and tax implications but wanted some advice on cashing out Roth IRA or IRA to buy investment properties?

In 2013, I completely cashed out my $430,000 401K to do just this - buy two small cabins for $280,000.  After my taxes and penalties, I "lost" about $145,000.  Since then, my cabins have tripled in value - worth easily $800K or more, and have produced $696,XXX in rents.

Don't let tax implications drive investment decisions. Ever.

Quote from @Chris Seveney:

Why? Why not use your IRA to just buy the property? You will never get the $ back in the fees etc. you are gonna pay with penalties, your returns need to be absurd. My recommendation is get a self directed IRA and have the real estate be owned by your IRA

This is not sound advice. Buying rental properties in a self-directed IRA is fraught with tax minefields. Been there, done that.

Don’t put too much faith in books, podcasts, and YouTube videos. A lot of this content was produced in the mid stages of a vacation rental frenzy, and those concepts don’t necessarily work any more.

In fact, many, though not all, of these “experts” are washed up and no longer active in the market.

Quote from @Andrew Steffens:

+1 for finding them via agent, or find some good listings in your area and ask the host.

Make sure you do not over edit the photos.  Guests will complain that your place does not look like the photos.

Google interior photographers in your locale.

Quote from @Kimberley Sewell:

I am basically looking for help. I have a fantastic off market property for short-term rental property investors.  The property is in highly desired Mountaindale subdivision that sits on Shades Creek.  Birmingham is in the work of new hiking trail that joins mountain Brook to Irondale.  This will create an amazing new atmosphere for the community.  I'm looking for the right person who is interested in the amazing potential of Mountainbrook area.  Can anyone point me in the right direction for potential buyers.

I would recommend MLS and realtor.com.

Buyer beware:  Any "new" cabin built in the bubble period might well be a pile of junk. Most are flimsy, thrown-together with uber cheap materials.

Quote from @Marc Shin:

Hello - i have a 1br 1 ba STR and the refrigerator is not hooked up to the water line so the water dispenser does not work. I do not want to pay a plumber to do the plumbing for this work.

Should I provide my guests with bottled water or a Brita water filter or leave it up to the guests to bring their own water?

You don't want to play a plumber so that your guests can have water? I'd recommend you sell the place and put your money in a good mutual fund.

Cut rates until it rents.
