@Greg Kasmer That's great advice! I have been thinking about it in the short term for an FHA downpayment and rehab costs. It makes sense to run the numbers like a BRRRR and plan on refinancing. Thanks for the info!

@Jason Grote That's where I'm at! I'm just north of Walnut Creek park off Lamplight Village and Metric. The area is great! People love being close to the Domain and Walnut Creek.

@Layla Steinwald I have seen less than 5% vacancy for my property. I have raised my price 6 times and I'm still getting bookings! I know 2 other people that have listed their properties and booked for 3+ months within 24 hours. I get 3-4 emails a week from Furnished Finders about nurses needing a place to stay. There's a ton of demand to go around!

@Dillan Stoor Is there something that attracts tourists in your town? Maybe a campground/RV park? Maybe there's a market for 'glamping' cabins in your area?

@Allen Yuspa I'm targeting Airbnb short-term and medium-term rentals. I own a cabin in the Smokey Mountains that is a traditional STR and I have a medium-term (or monthly) rental in my city because of STR laws. I drastically increased the rent revenue while getting the crazy appreciation of Austin!

@David Orr Airbnb definitely takes a lot in fees! Here's the exact numbers:

$2,650/month rent - this is what is deposited in my bank account, guest pays around $3,200/month

- $200/month utilities

- $80/month vacancy 5%

= $2,370/month so you are right, David, not exactly double

I will say this deal IS a slam dunk. When I move out and rent the other side (3 bed/2 bath) I will cashflow $1,954/month, 9.6% cap rate, 17% cash-on-cash. Considering that duplexes in Austin are typically sold at a 3% cap and have a hard time cash flowing, I'd say this is a homerun! Maybe studios are not the best investment if you want to increase your cash flow on Airbnb.
