You can always rent out the other rooms on your side of the duplex. 

Also, I would recommend buying a fixer-upper that you can put sweat-equity in from a few weekends worth of work. Find a property that will have a low mortgage payment with potentially high rents (once renovated). I plan on following the same route once I graduate college.

@Patrick Dean maybe consider investing some money in deal generation. Since you're a police officer, you have a great opportunity to analyze local neighborhoods for distressed properties/sellers. You can also see which neighborhoods are receiving new construction for commercial buildings, restaurants, etc (This would all be indirect while working though!). Create a direct mail marketing campaign to areas you are interested in investing.

Why not both? If you are interested in a career path where college is part of the journey, then pursue it. However, you should know from those books mentioned that multiple streams of income will protect you. So, create a side hustle while at college! 

I'm currently an electrical engineering student with a side hustle of wholesaling. With wholesaling, you have little liability with your money, gain exposure in finding good deals, and creates a deal generation machine that you can later use for other RE investing strategies (x3 WIN).

I wouldn't consider 2.57% high interest especially with inflation close to 2% past two years. You should consider using a diverse index fund portfolio ( X% in high risk/return, Y% in average risk/return, Z% in low risk/return). The percentages should reflect your risk tolerance accordingly.  However, make sure you have a cash reserve so you are not limited to certain opportunities.

This depends on where you are in your RE investing path. If you are a newbie, the greatest thing you can invest in is yourself. Buy books. A $10 book can help you gain thousands. Be active on BP. Learn from others' experiences so you can be prepared. As far as your return on your money, I would invest in index funds with low risk until your ready to buy a property.

Could anyone redirect me to a title company that has experience with wholesalers in the greater Cincinnati area? I am looking for a company that is comfortable with contract assignments and two clean buy/sell transactions within 24 hours (double closings).

Hey @Mark Karelin, it looks like we are on a similar boat for future plans. I'm going to graduate at UC this spring and buy a property as soon as I get out. Right now, I am focusing on the wholesaling process so I can have earned income during school while gaining experience in finding deals and creating a network (win/win/win).

@Bill Brandt GFCI outlets are typically cheaper than GFCI breakers.
