Count me in!! I am a new investor and I just signed a contract with a wholesaler from BP to purchase my first property. Also I am putting an offer in on a second property tomorrow if all goes well with the inspection. I actually experienced this with my broker today when I met him at an REO property. I told him that I would want an inspection and he looked at me like I had three heads and responded with "the property is sold AS IS so you won't need an inspection. Does he think I am an idiot? If It wasn't such a great deal I may have just walked away from it and moved on. I will be getting an inspection so that I know what the "AS IS" condition is !!haha I am not experienced nor do I have a contractor I can trust yet to give the property a once over for any potential big ticket items. I am pretty sure his response would have been different had I brought my boyfriend along. This is a great idea and I know many female investors will benefit. We have to have each other's backs !!

I was online looking up reviews on SSU and I found your post....I am a huge fan of BP and I use the podcasts as a learning tool all the time.

I am curious as to what you decided to do since your post? I am thinking about signing up with Jason only because I feel it would help me to get started on the right foot with less mistakes and some good connections in Cleveland.

Welcome to BP! My boyfriend and I have a similar plan as well. We are older and my daughter is grown and we are looking to have enough passive income to live in and a little extra. Best to you:)! I have yet to find the right agent. I had a guy who showed me maybe 6 houses and then he wouldn't answer my calls. I am definitely new to real estate investing but I am serious about it....So if anyone knows a good agent that is located close to downtown Cleveland I would really appreciate any referrals!!! Thanks in advance!!!

The shiny object syndrome!!!! I have been trying to follow the recommended "miracle morning" ritual and this is really helping me to stay focused. One of the daily commitments I made to achieving my goals is to spend an hour per day engaging in the forums. Hence here I am:)

I often feel as though I should move into the city I want to invest in and house hack to give myself a jump start. I currently own my own home in an A+ neighborhood which would demand about 1800 in rent per month. I love my house but I also know its about sacrifice. I go back and forth with that or flipping my first property and or just buying and holding while staying put in my home. 

And now you can get a glimpse of the hamster wheel.....round and round it goes

I am looking at properties with my agent, analyzing deals, listening to podcasts for the second time around. One of the things I have yet to do is to join my local REIA group......that is next!

Welcome to BP!! There is a wealth of information here to help you reach your goal....I would suggest listening to as many podcasts as you can....also check out the webinars....there is a lot of good information there too....all of it is geared towards how to be successful in real estate..... 

Figure out what your freedom number is and then work backwards to determine what you meed to do to get there......

@Jeff Bridges yes I did include the 3% fee.....

I have multiple credit cards with zero balances on them that I can write cc against....It is tight however I have a cushion if needed so I won't end up being hung out to dry. I prefer not to have to use it but it provides a safety net just in case....

Submitted best and last offer Thursday. We did not get an answer yet so it will wait until Monday.....

I told my realtor that if I get the house the first thing I am going to do is S&%$ my pants....haha  !!  

This certainly takes me out of my comfort zone......

@Charles Morgan That's because it was a dream....I did a more thorough evaluation of the rents in that area and at the high end I may be able to get 800 per unit however I am running the numbers on the lower end @ 650/700 per unit just to be safe.....even so it is still a positive cash flowing property....

Originally I was given the numbers from a realtor and I was a bit over zealous with excitement!! Once I settled down a bit and really did my due diligence these are more accurate numbers:)

I should hear something today....
