Im from the Southern California area and looking to invest out of state. I'm currently in search for arental property that can cash flow, and is in the price range of $100,000 to $175,000. I've been researching about Tuscaloosa, Alabama. It appears to fit a lot of my criteria.

I would appreciate hearing any thoughts on the cash flow potential in that area. Additionally, if anyone is connected with real estate investors or agents in the region, I would be grateful for any recommendations. Thank you for your insights!

My friend is selling his house and is open to an assumable mortgage. I would need to put $45,000 down upfront, with a monthly payment of about $650. I plan to use it as a rental property, but I'm concerned about the location—Bullhead City, Arizona. I looked up some info on Bullhead City but there isn't much about future plans. Do you think real estate in Bullhead City is likely to appreciate or depreciate? Or should I invest in a rental property elsewhere?

Hi everyone!
This is my first time posting and I’m so happy I found out about bigger pockets. I really want to buy my first rental property but I live in Orange County so it way out of my price range. I have 70k saved up and looking to invest out of state. I am thinking about Arizona or Idaho near the college towns since I used to go to college in Idaho and know how expensive the rent can be.
Would love to hear what everyone thinks, and where you think the best cities are to invest. Open to other investment opportunities as well.
