You're welcome @Rigo V. -- having 30% in equity after refi is awesome. I've placing a higher weight/value on equity versus cashflow lately.

It seems like a solid investment. Can you decrease expenses somehow or increase income?

Hi @Rigo V. -- I target $250/month/unit in cashflow (after PITI and 10% vacancy / 5% repairs / 5%-8% capex). I also want to see 15% CoCROI. I focus on small multi-family properties.

With your property, you're at $166/month/unit (with PM). How much equity will you have in the property with your BRRRR??

Hey there -- is there any deferred maintenance or rehab needed?

Rents are $3,040/month. Estimating 50% for expenses and $1200 PITI, cashflow looks like $350/month. Use the BP calc or some other spreadsheet/model to get a better estimate. FWIW, $350/month == $88/unit/month. I'm not that excited about those numbers.

Do you plan to move them to month-to-month or keep them weekly?

Getting these numbers as close to correct as you can are key for a BRRRR deal.

 This area is definitely a B+. I've seen BRRRRs in the other local areas but they're C areas. 

I'm a bit nervous of the extra cash left in the deal. I think the equity is a good percentage.

I received the rehab quote from a GC that walked thru the property.

What's a target percentage of equity to have in BRRRRR deals?

This duplex is in a great area. This is my first time trying to BRRRR a duplex. I think I'm leaving too much money in the deal. I love to get the community's advice.

8-unit (min) MFH w/ 20% equity thru bargain purchase or forced appreciation AND $250 monthly cashflow per unit .

Travel to Hawaii, Japan and Spain.
