What are you requiring in your reporting? What accounting software have you used in the past and what size portfolio are you playing with? 

Can others share about what DOESN'T work about the software you're currently using? THIS would have extremely value in knowing which direction to go.

Hi fellow investors,

I have several owner-financed mortgages in my portfolio with interest rates of 10% and higher. I’m exploring the option of selling these notes and would love to get your insights on a couple of key points:

Pricing Expectations:
How much of the total principal should I reasonably expect to receive when selling these notes? I know it can depend on factors like the borrower’s credit, payment history, and loan terms, but I’m looking for general guidance or ballpark percentages based on your experience.

Top Buyers/Companies:
Who do you recommend as reputable buyers for these types of notes? Ideally, I’m looking for buyers who can offer fair deals and make the process smooth.

    If you’ve sold owner-financed notes before, I’d love to hear about your experience—any tips or lessons learned would be greatly appreciated!

    This house has all the 'feel' of a "satanic cult". 

    The people that lived there must have had severe mental and behavioral problems. Before I owned it, I visited the house and the "Elder" condoned and encouraged the 7 other family members deviant behavior. 

    You can see by the pictures that this home was severely abused and turning around a house like this may or may not be worth it.

    What do YOU think? Should it be gutted and rehabbed or sold?

    Sure...we're doing work over there before we really begin marketing l, in order to provide a good solid home to renovate. 

    The house is in fine condition, and needs an update to the kitchen and baths. We've planned on adding a bath and 130 Sq ft to the home with a room addition.

    The devastation left behind by Hurricane Harvey could result in 300,000 new mortgage delinquencies, with 160,000 borrowers becoming 90 days or more past due, according to a new forecast from Black Knight Financial Services (BKFS).

    This new forecast is based on a comparison to the 2005 damage left by Hurricane Katrina, when mortgage delinquencies in FEMA-designated disaster areas across Louisiana and Mississippi soared by 25 percentage points and peaked at over 34 percent.

    The areas impacted by Harvey have twice as many mortgage properties as those impacted by Katrina—Black Knight estimated there are 1.18 million mortgaged properties in Hurricane Harvey-related FEMA disaster areas, with $179 billion in unpaid mortgage balances. However, Black Knight Data & Analytics Executive Vice President Ben Graboske noted the federal government has some buffers in place to block a potential mortgage catastrophe.

    “Thankfully, Fannie Mae, Freddie Mac and the Federal Housing Administration have all announced temporary moratoria on evictions and foreclosure sales in Harvey-related disaster areas,” Graboske said. “With these three organizations accounting for nearly 900,000 of mortgaged properties, the moratoria should help temper the negative effects. Forbearance plans will help as well, though interest on the mortgage will continue to accrue under any of these efforts.”Servicing.
