I am curious if anyone has a template with line items and costs for damage to property. Maybe something like interior door replacement cost X or drywall repair cost x. mostly typical items. Any help would be apprecitated

Hmm that's interesting. Thanks for the input.

I am looking for some tips or ideas from either contractors or pm's. I have 6 units an I am looking to see if anyone uses maintenance contracts with a handyman or contractor with a set hourly fee, to do all maintenance and turnovers. obviously there would be a minimum say 1.5 hour per call for little things of sort. Let me know what you think.

Dorian hit the nail on the head with his list,

I will do that. Thanks for the help. I have been doing this for 10 years and this is only the second time I have had this come up. Granted my screening has gotten better with time as well.

It has a disclosure that allows me to investigate for purposes of determining eligibility.

I have a potential tenant applying for a unit I have coming available in june but their current landlord wont answer any questions without a release form filled out. Any suggestions on what to do?
