Hey Minnesota People,
My wife and I are looking at investing in a college rental property in Winona, MN (near WSU). Anyone have any experience in this market? I have researched the rental laws and talked to city officials, as I know there are some pretty strict rental laws. Also, does anyone know of a good real estate agent to work with in Winona for rental properties? Any information is greatly appreciated. We currently have a few SFH and one college rental in Duluth and are looking to expand our portfolio.

For my property in Duluth, the tenants are responsible for all utilities and lawn/snow care. The yard isn't too large and I provide a lawnmower. Regarding snow care, they aren't the best at keeping it up, but luckily I don't have a sidewalk in front of the home, so the city doesn't really care if they don't clean up the snow well. It has a driveway and 1 car garage, but the tenants primarily park on the street.

Thanks Craig. I've had the student rental in Duluth for ~2.5 years and it has done well. it is about 1.3 miles from campus, so not quite as close as I would like but it is on a bus line which makes it easy for students. it is a 6 bedroom house that rents for about 2K monthly and I haven't had any issues finding tenants. I am also looking for another in Duluth possibly, but it is harder to find something decent and close to campus. Also, new rental laws in Duluth will only allow up to a 5 bedroom rental license. Let me know if you have any other specific questions. How does Superior do for you? I know you can find some nice homes for pretty cheap there.

Hey Everyone,
I am new to this website, but from what I have found it is a great resource for investors, and a great networking opportunity. I currently have 3 SFR in the Twin Cities and one college rental in Duluth. I have found some interesting college rentals near St. Clould State University, but don't have any knowledge/experience with the St. Cloud rental rules or SCSU area. Any thoughts or advice on investing in larger (8-10 bedroom) rentals near SCSU would be greatly appreciated. I'm open to share any thoughts/experiences I have had with my limited number of rentals. Thanks.
