Hello friends. I just wanted to let my fellow real estate enthusiasts know that there are flooring deals to be taken advantage of here in Dalton, Georgia. I am working with a warehouse full of carpet and hard surface deals, and if you're looking for an exact product and it isn't in stock, we have great relationships with the territory managers and can get excellent pricing on special orders. I think most of you would be most interested in warehouse deals, though. It would take quite a bit of time to lay everything out in this post, but by all means, if you'd like more info and would like to be in the loop as far as new inventory, then please PM me and let's connect. @Account Closed Is there a particular reason why you decided to go with a mgmt company from the start? I assume it was your only rental. But on the note of acting quick, I have definitely heard more than once that you really can't afford hesitation or fear of evicting. Time is money, after all.

@Account Closed I would say I am primarily interested in buy, rehab, sell for two reasons. First, I think it is partially the artist in me. Long ago when I first learned what flipping was, I thought there was something... I don't want to necessarily say fun, but perhaps rewarding in paying that kind of respect to architecture and aesthetics by bringing an old home to life and then passing it on. Secondly, I really would just like to build up decent cash reserves before stepping into some buy and holds. I would like to tap into some passive income, but just not right out of the gate. Based on my reading, this seems to be a popular path investors take, and it makes sense to me.

Hello all. I'm a beginner who is almost feeling comfortable enough (educated/prepared) to take my first shot at a rehab. I would like to ask you all a question: think back to your first REI project. Although you probably learned most everything you thought you should know, what came as the biggest surprise? Meaning, what happened that you totally didn't expect to be so difficult? Or perhaps the surprise could have been that some aspect of the project was EASIER than you anticipated. Any replies are appreciated. Thank you all.

Hi Luis! It is hard for me to give details on what I can offer you without knowing precisely what you are looking for, but the short answer is yes, we do receive some steeply discounted products on a regular basis. On carpet we get a lot of seconds which have such minor flaws that the human eye can't detect. I don't want to break any forum rules by getting into too many details, but if you would like to private message me, we can take it from there. Ultimately, deals are going to depend largely on quantity you are looking for and if you prefer running line (always available) products over discontinued. 

Hey Chris. Good to meet a fellow Georgian! Yeah, I have heard a lot about the podcasts and will definitely get around to checking some out. In regard's to J Scott's book, I definitely recommend it. He very clearly spells out every little step of the game. A great resource. I don't know if this offer is still available, but when I purchased the book, it also came with the book on estimating rehab costs. I haven't gotten into that one yet, but I'm sure it won't disappoint. Good luck to you on your first flip! I think the most critical part is just taking the first step after getting educated. Once you can work up the courage to take the plunge, it is (hopefully) game on!

Hello everyone. My name is Corey and I am from Dalton, GA aka the flooring capital of the world! I am a flooring salesman and MBA student. I enjoy my work very much, and honestly, the MBA is just a plan B to ensure that I always have value somewhere and never have to worry much about money. That's not to say I don't enjoy learning about business and value the knowledge, but you know what I mean :) But, I would truly love to become a successful investor, even if it meant on a part time basis while I continued in flooring. I read J Scott's Book on Flipping Houses and learned a ton. So, I am here to learn even more from you all and perhaps even network a bit.
